We have been building on the island since 2011. No middlemen, no handing off responsibility, and the same person leading from the first visit to the handover.

Unero was founded in Ibiza in 2011. We started building for others and ended up developing our own housing, which gave us a perspective you cannot learn any other way: knowing what each item really costs when the money is yours, and knowing at what point in the calendar it gets lost.

Today we do three things: build new houses, refurbish existing ones and develop housing schemes. And a fourth that often comes with them: interior design, so the house is handed over finished rather than half dressed.

We are not an architecture studio and we do not pretend to be. We work with whichever architect the client chooses, and our value lies on the other side: making sure what is drawn can be built, that the twenty trades a house involves are not waiting on each other, and that the quality promised in the quote is the quality on site.

How we see this work

    Being on site

    Our site manager is on the plot, and it is the same person who dealt with you on day one. Most problems on a build are coordination problems, and coordination does not happen over the phone.

    Stating real timescales

    A permit takes six to twelve months and there is no way to speed it up. We would rather say so at the start and lose the occasional job than promise a programme we know will be missed.

    Quotes you can read

    By measured items, with unit rates and the exclusions written in plain language. A round figure on a single sheet is not a quote: it is an intention.

    Not saving where it does not show

    Insulation, waterproofing and joinery are the three things that cannot be fixed later without breaking things. If something has to give, it gives on floor area or finishes, never there.

    Building for the island

    Salt in the air, vertical sun in August, materials that arrive by boat and trades committed from spring. Planning with that in mind is half the job.

    Still answering the phone

    The statutory guarantee is ten years on structure. A builder still answering in year four is not something you can put in a contract, but you can ask their previous clients.

What the photographs do not show

Photographs of a finished house show the result, not the work. The work is the foundation in ground with rock half a metre down, the joint layout of exposed concrete drawn before the pour, the reinforcement cover sized for a marine environment, and the electrician going through before the ceiling is closed. None of that can be seen once the house is finished, and it is exactly what is being paid for.

We regularly work with studios from outside the island. What we bring: knowledge of island planning rules and the real timescales of each town hall, lead times for material shipped to the Balearics, and a buildability review of the design before it goes for permit.
